As an insurance provider of choice for ROMS, our program recognizes that ROMS members are responsible landlords, allowing us to provide broader coverage at very competitive rates. Underwritten by Lloyd's of London Program Eligibility:
- You must be a ROMS member in good standing
- Available for residential rental properties anywhere in BC
- Designed for buildings containing six or less self-contained residential rental units. (Ask us about similar coverage for larger buildings)
- Coverage NOT available for rooming houses
- Coverage provided on an offer and acceptance basis subject to acceptable underwriting criteria
- Above Ground oil tanks must be less than 25 years old
Included Program Coverage:
- All-risks coverage except as excluded in policy
- Full Replacement Valuation of Building sum insured
- $500 all loss deductible
- Contents - 10% of sum insured may be applied (fridges, stoves etc)
- Contents valued on an actual cash basis will allowance for depreciation
- Gross Rental Income - 10% of sum insured may be applied
- Outbuildings - 10% of sum insured may be applied
- Debris removal included in sum insured
- Increased costs due to by-laws
- Vandalism damage caused by tenants
- Commercial general liability - $5,000,000 total limit
- Illegal substance activity extension - $50,000 maximum limit
- Pollution liability extension - $10,000 maximum limit
Optional Program Coverage:
- Earthquake - subject to 10% deductible
- Flood - subject to $5,000 deductible
- Sewer & drain backup - subject to $500 deductible
- Increased contents, rental income & outbuilding limits
- Vacancy permit subject to policy terms
